A decade of building "dormitories" by maximizing the advantages of the "modular construction method."

Responsible for the design and construction of a staff dormitory that supports a snow resort.
We spoke with Company A, a resort facility management company that operates ski resorts and hotels.
For about ten years, they have built dormitories for seasonal staff who gather from across Japan and around the world,
with our company handling the design and construction.
The ultimate mission is to complete construction
within approximately seven months of management's go-ahead.
Our partnership with Company A began back in 2015,
when we built their very first staff dormitory.
Due to the nature of their business, Company A planned from the very beginning to build several staff dormitories each year, gradually expanding their capacity.
However, because the decision on how many buildings to erect in a given year is not made until around mid-April, they faced a major hurdle – conventional construction methods could not finish in time for the start of the winter season in mid-November.
That was when they learned about our modular construction method, which allows for short construction times, and reached out to us for a consultation.
Keeping the project on budget is just as crucial as staying on schedule.
For Company A, the timing of the completion and handover of the staff dormitories is absolutely critical. Staff begin arriving from across Japan and around the world in November, making it absolutely essential that the dormitories are completed by then. Furthermore, noting that "from a dormitory management perspective, the complete lack of post-handover trouble is another major benefit," they shared that virtually no malfunctions have occurred in the buildings themselves – or in the plumbing and heating systems – from the dormitory built roughly ten years ago to the most recent one.
Regarding after-sales service, an affiliated company handles the management, and this consistent support has earned deep trust that grows with each additional building, as they expressed that "There is a sense of security that comes from doing business as corporate partners."
A key element of employee benefits for effective talent acquisition.
With the two buildings completed in November 2025, they now operate multiple staff dormitories. When asked about what has changed over the past ten years, they noted, "In today's resort recruitment market, we cannot attract top talent unless we improve the quality of employee benefits."
"Staff dormitories are also part of their decision-making criteria. While shared rooms used to be the norm, there is now a strong demand for private rooms," they explained, highlighting how they decide on plans by listening closely to the voices of their staff. To further respond to these staff needs, they equipped each private room with a shower booth starting with this latest project.
"With conventional construction methods, this would have significantly increased costs, but thanks to the expertise of HOKKAIDO SEKISUI HEIM, we were able to achieve this while keeping costs down."
